Standard Landlord Improvements - Vanilla Shell

The base rent includes the following landlord finishes.   Other tenant improvements can be designed and completed by Jasnoch Construction at an additional cost.

• Perimeter walls insulated, sheet rocked, taped, and readied for painting
• Concrete floor
• Provide a dedicated HVAC system rated at one (1) ton per 400 sf including ductwork
• Separate 120/208 volts, 3 phase 4-wire, 200-amp. electrical service, and (8) standard electric outlets
• Provide one (1) dedicated circuit to the storefront for Tenant's sign; provide a sign outlet at inside face of storefront
• Install white colored T-bar ceiling grid and white colored standard 2 x 4 ceiling tiles
• Installation of 2' x 4' fluorescent ceiling lights with standard diffusers per lighting plan
• Provide one (1) finished handicapped accessible bathroom
• Provide one (1) 5 - gallon capacity electric hot water heater
• Make available for connection by Tenant to 1" water line with backflow device, 4" sewer line, and telephone conduit for 5 lines minimum
